Terms and conditions
01.Booking
Reservations can be made on the website with advance payment, or by telephone at (+39) 3404238580
The reservation will be considered valid once the payment has been made, where the customer will receive a confirmation email which will contain references to be shown upon arrival.
The agreed price for the stay in our B&B includes the use of the bedroom and the shared bathroom, breakfast, the supply of towels and sheets, the use of the Smart TV and the air conditioners/heat pumps, the use of all bathroom accessories, and use of the Wi-Fi network for Internet connection.
02. Check-in and Check-out
The rooms will be available from 12.00 on the day of arrival, and must be vacated by 11.00 on the last day of stay.
03. Documents
The guest, upon his arrival, is required to show a valid identity document, for registration, according to the provisions of the law in force.
Failure to comply with this obligation constitutes a violation of the provisions of the penal code.
The acquired data are treated in accordance with the current legislation on privacy pursuant to law 675/96 and Legislative Decree No. 196 of 30 June 2003.
04. Payment
The balance payment of the stay will be made upon arrival in cash or with other authorized means of payment.
By law, as B&Bs are not commercial businesses, they are not required to issue any tax documents. To prove the payment, a non-fiscal receipt is issued certifying the amount and data of the stay.
05.Tourist tax
For Bed and breakfasts the amount is €3.50 per person per night up to 30 days.
The amount of this tax is included in the price.
06. Access keys
Both the room keys and the B&B keys (door and house) will be delivered.
It is absolutely forbidden to produce duplicates of these keys.
In case of loss, there is a penalty of €. 300.00 entirely charged to the guest, for the change of all the locks.
It is absolutely forbidden to leave the key in the internal lock of the entrance door of the B&B which can hinder free access to other guests and owners.
07. Cancellation, Early Departures, No show
In case of cancellation 30 days before the stay, the entire advance or reservation amount will be returned.
In case of cancellation less than 30 days before the stay, the advance will be retained.
In case of cancellation during the stay by the guest, the full amount will be retained.
In case of no-show, without any communication, the full amount of the booked stay will be charged.
08. Breakfast
Breakfast will be available from 08:00 to 10:00 unless otherwise agreed with the manager of the B&B for special cases. It should be consumed in the breakfast room.
In the case of any known food intolerances and allergies, guests are kindly requested to notify them in advance.
09. Own cooking and food
Guests are not allowed to use the kitchen or use the fridge located in the common area.
It is allowed to consume food in the room, it is not allowed to light stoves and open flames of any kind. For any need, ask the manager of the B&B.
10. I smoke
Smoking is strictly prohibited in all internal areas of the B&B.
11. Cleaning
During your stay, the bedrooms and bathrooms will be cleaned every day. If occupied, cleaning will be done the following day.
Please arrange your belongings to allow for such cleaning.
12. Linen
The bed linen is changed every two days, while the bathroom linen is changed daily.
The extraordinary change of linen is not included in the price, as is any extraordinary cleaning.
13. Personal items
Objects of any kind cannot be left in the corridors or common areas.
The B&B is not responsible for objects left unattended.
14. Other guests
Accompanying persons are not authorized to stay in the rooms.
Failure to comply will result in double fare payment.
15. Damage and missing items
Any damage caused to the B&B, after ascertaining responsibility, must be compensated by the guest in agreement with the manager of the B&B.
Items missing from the rooms will be charged to the occupying guests.
16. Recommendations and prohibitions
Correct use of the toilets is recommended, avoiding throwing into the W.C. sanitary napkins, cotton swabs and other objects that can block it (it is recommended to use the special baskets).
17. Silence and tranquility
In accordance with the regulations of the B&B and the regulations of the Municipal Police, it is required to
observe silence in the time slot between 14.00 and 16.00 and from 22.00 to 08.00
18. Luggage
The B&B declines all responsibility for the loss, theft or damage to guests' property left in the rooms.
It is not allowed to leave personal items in the common areas. Otherwise we decline all responsibility.
It will be possible to leave your luggage at the B&B, until the time of departure from Rome, but without assuming any responsibility.
19. Internet and WiFi
The structure is equipped with a WI-Fi network for internet connection, made available to guests free of charge. The password will be provided upon your request.
We are not responsible for any disruptions due to total or partial lack of supplies of electricity, water, telephone line or internet connection beyond our control.
